Radon basics

  • Yes — elevated results show up throughout Bernalillo and Sandoval counties. New Mexico's uranium-bearing soils and dry, permeable ground let soil gas move easily toward foundations. Levels vary house to house, even between neighbors, so a test on your own home is the only reliable answer.

Radon mitigation systems

  • A correctly sized fan mounted outside living space produces a low hum you generally only notice when standing near it. Noise complaints usually trace to an oversized fan, a fan mounted on an interior wall shared with a bedroom, or pipe that is under-sized for the airflow.

Radon testing

  • A quality charcoal or alpha-track kit is reasonably accurate when the placement and closed-house rules are followed exactly. The failure mode is procedure, not the device. For a real estate transaction, most parties require a professional continuous monitor test instead.

Crawlspace mitigation

  • No. Encapsulation is the membrane. Radon mitigation is the membrane plus a fan actively depressurizing the space beneath it. A membrane alone slows radon entry but rarely solves an elevated result on its own.

Real estate testing

  • There is no rule — it is negotiated. Buyers commonly pay for the test as part of due diligence, and mitigation is often handled by the seller or through a credit. Both approaches are normal in the Albuquerque market.

Radon mitigation cost

  • Generally no. Radon mitigation is treated as a home improvement rather than sudden damage. Some local or state programs periodically offer assistance — ask us what is currently available.

EPA action levels

  • It is below the action level, not risk-free. The EPA suggests considering mitigation anywhere above 2.0 pCi/L, and there is no level of radon exposure known to be entirely without risk.

Buying a home

  • Almost never on radon alone. It is a one-day, well-understood fix with a measurable result — far more predictable than most inspection findings.
